A common oversight is the ‘paint and forget’ assumption. Painting is part of a process over time, the full benefits are realised when a professional painting project is scheduled alongside a good maintenance plan. Keep the outside of your painted building maintained by:

  • Cleaning your building – a full washdown by a professional every 1-2 years will extend the maintenance cycle of external paint. Exterior surfaces are painted with highly durable paint and therefore can withstand repeated cleaning.
  • Doing a walkthrough around your building regularly to keep an eye on the overall condition of your painted (and unpainted) surfaces. Schedule a nominated person in your building to conduct a visual inspection, they should look out for any rust stains, leakage or signs of structural damage that might need to be repaired to avoid premature deterioration. Resort News – Graffiti Protection

In recent years, local councils have been successful in minimising the recurrence of graffiti in our local areas.  This has been done through a number of initiatives such as limiting the age a person can purchase aerosol paint cans as well as increased neighbourhood and Police presence.  Some local councils have now introduced laws requiring property owners to paint over graffiti within a set period of time, in some cases, as low as 24 hours, or face financial penalties as a result of non-compliance.  Removing graffiti almost as it happens, leads to deter vandals as they see it pointless painting the same spot only to have their art removed almost immediately.

Removing graffiti applied by aerosols or felt tip markers can be more difficult to paint over than you may think.  In some instances, the graffiti can bleed through the paint which was used to overcoat it, or even begin to wrinkle in those areas.  Therefore attempting to cover graffiti becomes a multiple step process.  First a general stain blocker/bleed sealer or epoxy coating can assist to prevent this bleed through before the new top coat can be applied.  In certain circumstances, this may even prove pointless if the graffiti has changed the finish of the wall; For example, an enamel paint applied to a porous wall can show a glossy appearance in contrast to the remaining substrate once painted over.  So as you can see by the complexity in concealing graffiti, in certain circumstances, prevention can be better than cure.

There is now a variety of products on the market which provide a level of protection against graffiti, preventing the paint from penetrating the surface.  Typically there are two main types of anti-graffiti coatings available, these are;

Sacrificial Coatings – This product is essentially a coating which is applied over a surface and acts to sacrifice itself in the event that graffiti is applied.  Where the wall has been the target of vandalism, the property owner then removes this anti-graffiti coating by way of pressure washing, removing the graffiti paint in the process, leaving the underside as though it had not been defaced.  Once this has been done, a new layer of anti-graffiti coating must be reapplied to the surface to continue to protect it again.  The advantage to this type of product is that the removal of graffiti can be achieved rather quickly and easily, however the disadvantage is that it must be reapplied every time the wall is defaced.

Permanent Coatings – This type of anti-graffiti coating is basically a coating which prevents paint from adhering in the first place.  Once the paint has been sprayed on the wall, it cannot bond and therefore can be removed by way of cleaning it off.  Whilst the removal of the graffiti is not as fast as that of a sacrificial coating, the anti-graffiti coating does not need to be reapplied and will be able to withstand numerous attacks.  In areas of frequent attacks, this can prove to be a more cost effective option.

Unfortunately though, there are certain disadvantages to anti-graffiti coatings.  When applied, it changes the appearance of the substrate dramatically by way of the sheen changing.  For example, where this coating is used on a high wall, it is typically applied to an arms height and the wall can appear to have two different colours.  Think of it like wrapping half of the building in cling wrap.

As the buildings appearance can change, caution should be used if applying these types of products to historic or architecturally designed buildings.

So who carries out this type of work?  As anti-graffiti products are coatings, generally most painters can apply this.  However, as this type of coating is somewhat different in characteristics to that of standard decorative paints, it’s a good idea to ensure that the painter has carried out this type of work before, as it can create quite a mess if not done properly.

Remember, not removing graffiti in a timely manner can encourage more crime in the area and reduces the value of your property. Send a message to vandals that their behaviour is not tolerated, by removing their work immediately.

Swinging Stage boats are ideal for large expanses of painting works such as those involved in construction projects. BBC Middle School Precinct

In time for the beginning of first term 2014 Leisuretex Property Maintenance have completed painting and rendering works to the new Middle School Precinct at Brisbane Boys’ College (BBC) in Toowong.

Work began on the newly constructed building in September 2013 with the external rendering of the building. From there our team moved to the internal painting of the precinct. Being purpose built and designed for boys aged 10 to 15 the colours and designs used really gave life to the building’s environment. “The changing educational landscape demands a holistic approach to creating learning environments and it’s this trend that has greatly informed the development of BBC’s new Middle School Precinct.”

The Brisbane Boys’ College Middle School Precinct painted by Leisuretex Painting Contractors consists of four levels, each dedicated to a specific year group with “Years 5 and 6 will be housed on the bottom level, [and] Years 7 to 9 occupying the remaining levels.” It also boasts 35 contemporary spaces designed for both group work and individualised learning, a two storey purpose built Junior School library, dedicated spaces for pastoral care activities and house meetings and a state-of-the-art science laboratory.

Along with the external rendering and painting and internal painting of the precinct, Leisuretex Painting Contractors also hand treated, sealed and finished  the timber soffits in the entryway and throughout the ground floor under cover area using specialised nano technology coating systems.

The finished Middle School Precinct cements Brisbane Boys’ College as a “K-12 educational facility without equal.”

Four Points by Sheraton New Construction Internal External Paint

Leisuretex Property Maintenance have completed painting works to Four Points by Sheraton Brisbane recently opened March 3, 2014.

The 32 storey building fronting 99-103 Mary Street is the “first internationally branded, new-build hotel property launched in [Brisbane] in the last 10 years.”

The hotel caters for both business and leisure travellers with 200 typical guest rooms (each an average of 27 square meters in size) over 28 levels, one level of suites, an all-day dining restaurant, a café bar, 200 square meters of function space and a flood resistant car park.

Our works included painting of the exterior using swinging stage and abseil painting, internal painting of all areas of the hotel using various styles and techniques, rendering and wallpapering.

Walking through the lobby construction zone at Four Points by Sheraton Brisbane the Leisuretex Painting Contractors staff have painted the front lobby ceiling black with white walls, ensuring the edging between the two colours is seamless.  Timber soffits are then installed over the black accentuating the colours in the timber and giving a luxurious, contemporary look. The lobby also has a feature curved wall which was rendered and then white set.

A textured membrane was painted onto the exterior of the 32 storey building using swinging stages and abseil painting. The swinging stages are set up from the top of the building in an area restricted to only our Operations Manager and the Safety Officer onsite. More importantly set up with our swinging stage ropes and pulleys are our rope recovery lines. When staff are painting from the swinging stage boats, they are all harnessed with rope lines that are secured to the building separately. In the extremely unlikely event that one of the boats would fall, our painters would be safe.

The Leisuretex Painting Contractors staff working at these heights have undergone comprehensive training including Working Safely at Heights, Swinging Stage and Rope Access training. We also have staff onsite trained in rope recovery. Safety is always our first priority at Leisuretex Painting Contractors, and standing at the top of The Four Points by Sheraton Brisbane looking at where our staff are working from you can fully appreciate why!

The painting completed by Leisuretex Painting Contractors on each floor is stunning! The hallways have black ceilings cut in to white walls, the doors are painted black on the outward face with the rest of the door gloss white, giving the hallways the look of opulence without being overpowering inside the rooms.

In each room there is generally about 3 different colours painted: the ceilings are white, the walls a shade of tan with black features. The bathrooms are painted white giving the room a fresh and modern feel.

In the Commercial Kitchen and Restaurant the ceiling has been painted in two sections. As a full commercial kitchen must be entirely washable, high gloss paint must be used on the ceilings. However, high gloss paint is not suitable across the entire restaurant. As such Leisuretex Painting Contractors project manager had a joiner installed in the ceiling between the commercial kitchen and the restaurant. He then painted the edges between the high gloss white in the kitchen and the matte white used throughout the restaurant and bar.

‘The Eatery’, Four Points by Sheraton Brisbane’s  “lively all-day dining restaurant, [serving] great home-style food in a relaxed, modern atmosphere” was wallpapered using a bright coloured floral pattern which has then been complemented with bright furnishings. In the function rooms a more subtle grey wallpaper has been used. Four Points by Sheraton Brisbane also has a small cafe bar ‘Wrapped’ “located on the lobby level, [that] provides many grab-and-go options throughout the day, including fresh coffee, grilled paninis, sandwiches, and yummy cakes and pastries. In the evening, the area transforms into a quaint wine bar, where you can enjoy an ice-cold beer from our Best Brews™, a refreshing cocktail, or a glass from [their extensive international wine list.”

All in all the newly constructed Hotel looks fantastic and with the added Gym and Outdoor Entertaining Areas I think you can agree it is definitely worth a visit!
